Height. This is the big one. Once the deck is more than a metre off the ground it needs deeper footings, bigger posts, bracing and a balustrade — that can add 25% or more over the same deck sitting near the ground.
Stairs. A flight of stairs is framing, treads and labour the square-metre rate does not cover. Budget a bit over a thousand dollars for a standard flight.
Pergola or roof. Posts, beams, rafters and battens over the deck — usually the single biggest add-on.
Access and ground. If materials have to be carried through the house, or the ground is rock, clay or steeply sloping, labour and footings both go up.
Removing the old deck. Demolition and tip fees on an existing deck typically add a few thousand.
Generally, a deck attached to the house needs a building permit in Victoria. A freestanding deck that is low to the ground and under roughly 10 m² often does not. The thresholds are set by your local council, so confirm with them — or ask the carpenters who quote your job, since they deal with it constantly.
